The smart expat's guide to investing in australian property

Buying from abroad gets complicated fast. Unless you've got the right team.

Whether you're an Aussie living overseas or an investor after a stable market, this guide covers what you need to buy in Australia from abroad: why the market holds up, where expats get stuck, and how the process actually runs from first conversation to settlement.

What's inside

  • Why Australian property keeps pulling in overseas buyers: gross yields of 3.5 to 5%, record-low vacancy, and depreciation on new builds over 40 years.
  • The five things that trip up offshore buyers, from banks misreading foreign income to the FIRB and stamp duty maze.
  • Our five-step approach, from SPARK to settlement and ongoing portfolio support.
  • Five reasons new build beats established property for expats, including bigger depreciation and a 10% deposit structure.
  • Straight answers to the questions clients ask first: FIRB timing, deposits, expat mortgages, renting before you move home, and exactly what we charge.

Most expats buy the property they know, not the one that works for them. Here's why that costs you.

Most Aussie expats in Singapore, Hong Kong or anywhere else are earning well, living well and quietly buying the wrong property for their situation. A tired place to renovate back home sounds sensible, until you're managing tradies on WhatsApp across three time zones. Don't make the same mistake.

The hardest question every buyer asks: where should I actually buy?

The right city depends on two things: why you're buying and your numbers. This guide compares every Australian capital and a handful of regional hotspots against the things that actually move returns, so you can match a location to your goal, whether that's growth, yield, affordability or lifestyle.

Frequently asked questions

When will the 2026 Australian Federal Budget be released?

The Budget will be handed down by Treasurer Jim Chalmers on Tuesday, 12 May 2026 at 7:30pm AEST. Our webinar sits eight days later, which means you’ll be among the first to hear expert analysis of what it means for expats and foreign investors, not the generic consumer take.

What changes might impact overseas investors?

The Budget hasn’t been released yet, so nobody knows for certain. Speculation has ramped up around changes to the capital gains tax discount, negative gearing rules, and foreign resident CGT settings. There’s also ongoing tightening around ATO enforcement for non-resident investors.
On the night, Tristan and Luke will walk through exactly what did and didn’t make it into the Budget, and what the real-world implications are for your portfolio.

Who is Property NXT?

Property NXT is a Singapore-based, advisory-first property consultancy built specifically for Australian expats and overseas investors. We don’t sell properties, we help you build a portfolio. Founded by Luke Pervan and Cilla Burgmann, both Aussie expats who’ve lived the journey themselves, we bring over 20 years of Australian real estate expertise and a trusted network of mortgage brokers, tax specialists and wealth managers to guide you end-to-end. From first discovery call through to settlement and beyond, we’re there to keep things straightforward, strategic and genuinely in your interest.

Who is Tristan Perry?

Tristan is the Managing Director of Tax & Accounting at RP Financial Private. He’s an Australian Tax Accountant, an AusCham Singapore Board Member and Chair of the CA ANZ Singapore Council. His day job is helping Australian expats and offshore investors structure their assets tax- effectively and navigate the cross-border stuff that trips most people up.

Who is Luke Pervan?

Luke is CEO and Co-Founder of Property NXT. With over 20 years in Australian residential and commercial real estate (including running his own company and working with major brands like LJ Hooker), he’s guided clients through hundreds of millions of dollars’ worth of property transactions. He relocated to Singapore with his family and built Property NXT to give expats the independent, strategic advice he found was missing in the market.

How do I join the webinar?

Once you register, you’ll get a confirmation email with the link. We’ll also send a reminder the day before, and another an hour out, so you don’t miss it.

Is there a cost to attend?

No, it’s completely free.

Will the session be recorded?

Yes. If you register but can’t make the live session, we’ll send you the recording afterwards. That said, the Q&A is the best bit, and you can only ask questions live.

Can I ask questions during the webinar?

Absolutely, that’s half the point. There’s a Q&A function built into the platform, and we’ll set aside proper time at the end to work through as many as we can. If we run out of time, we’ll follow up by email.

Can I share the registration link with a friend or partner?

Please do, the more the merrier. We do ask that each person register separately so they get their own join link.

I’d love to dig deeper before (or after) the event. What else can I read?

Grab a copy of our Tax Advantage Guide at https://propertynxtaustralia.com/download-to-find-out-more-about-the-tax-advantage-most-aussie-expats-dont-know-they-have/. It walks through the banked tax losses play most expats have no idea they can access.

Can I book a one-on-one with Luke or Tristan?

Yes, and we’d genuinely encourage it. Both offer free, zero-obligation discovery calls, whether that’s to talk strategy, tax structure, or just to sense- check where you’re at. Fill in the contact form and we’ll get you set up with whoever’s the right fit.
