MARKET FOCUS : SOUTH AUSTRALIA

Adelaide property investment: here's the current lowdown.

Adelaide is one of the most affordable capital city markets in Australia. It's also been one of the stronger performers over the past three years. Here's what's driving it and where we see the opportunity.

Talk to us about Adelaide

At a glance

Adelaide stands out for its balance of liveability, rental depth, and ongoing infrastructure investment. Coastal lifestyle, strong schools, defence and health employment, and tight vacancy rates support steady demand. Population inflows and scarce listings continue to support yields and price momentum. A smaller market than the east coast capitals which means knowing where to buy matters more.

Why invest

Strong yields with tight vacancy

Adelaide combines affordable entry prices with tight vacancy rates, delivering rental yields that compare favourably with more expensive east coast markets. Stock is scarce and well-priced properties move fast in key areas.

AUKUS and defence sector employment

The AUKUS programme has created genuine long-term employment anchors for the South Australian economy -- engineers, defence contractors, and the professional services sector that follows major defence investment. This underpins rental demand from quality tenants over the long term.

Population growth and infrastructure spend

Adelaide is growing faster than it has in decades. Committed infrastructure spend across northern and southern precincts, combined with affordability relative to east coast markets, is drawing both investors and owner-occupiers who are priced out elsewhere.

Property NXT's take

Adelaide punches above its weight. The AUKUS defence programme creates long-term employment anchors that aren't going away. Population is growing faster than it has in decades. Entry prices are accessible for first-time overseas investors.

Adelaide is a smaller market than Brisbane, Melbourne, or Sydney. Liquidity is lower and the pool of buyers on resale is narrower.

The flip side: Adelaide is a smaller market than Brisbane, Melbourne, or Sydney. Liquidity is lower and the pool of buyers on resale is narrower. We're conservative in our Adelaide recommendations for exactly this reason. We pick carefully and we don't recommend products we wouldn't be comfortable holding for the long term.

Australian property, but smarter.

What to buy

  • Houses in inner and middle ringSalisbury, Prospect, Campbelltown, Norwood
  • House & Land in the Northern Growth CorridorPlayford, Gawler, Angle Vale
  • Southern Adelaide Onkaparinga, Morphett Vale
  • Infill townhouses in established inner suburbsstrong rental demand from professionals

Watch out for

Smaller market with less liquidity than the east coast capitals. Resale demand on exit is narrower, and not all suburbs carry the same depth of buyer interest. A poorly chosen Adelaide purchase is harder to exit than an equivalent purchase in Brisbane or Melbourne. We're more selective here than in any other market we cover.

FIRB note

New builds available across the northern growth corridor and inner suburban infill projects. Well-suited for foreign buyers. Growing developer supply in northern and southern precincts means reasonable availability of FIRB-compliant product.
