Is it really seven days?

Yes, with one honest caveat. The clock runs on your documents. Once your complete file reaches the broker by Day 2, borrowing capacity comes back in about three business days, then we move into asset strategy and your final report. If documents arrive later than Day 2, the seven days shifts by the same amount. We're not in the business of pretending paperwork doesn't take time. The point of Spark is that everything else moves fast, as long as that one bit is in.

I'm not ready to buy yet. Is Spark still useful?

Yes, that's exactly who Spark is built for. Most people who book it aren't ready. They suspect they're not ready, or they've been telling themselves they're not ready for years, and they want to find out for certain. Spark gives you the actual answer. Whether you can borrow, what you can borrow, what the structure looks like, and what's standing between you and a buy. Sometimes 'not ready' turns out to mean 'ready eighteen months ago'. Sometimes it means 'another six months of saving'. Either way, you stop guessing.

What happens if I'm told I can't get finance?

You get your engagement fee back. If a specialist mortgage broker in our network formally confirms in writing that you can't secure finance for an Australian residential property investment, due to insufficient deposit, excess existing debt, or failure to meet lender serviceability requirements, we refund the SGD $2,500 in full. The request needs to be submitted within 30 days of your onboarding session, and full conditions are set out in the Spark Engagement Agreement. We're not here to take money from people we can't help.

Do I have to buy through Property NXT after Spark?

No. Spark is a diagnostic, not a tied sale. You walk away with your borrowing capacity, your strategy and your Spark report, and you're free to take that anywhere. Most clients choose to continue with us because by then we know their position better than anyone, and our advisory service fee for new-build properties is 0% (developer-paid). But that's a decision you make at the end of Spark, with full information. Not a clause you sign at the start.

I'm a cash buyer. Is Spark still right for me?

Yes, with one note. Cash buyers don't need the broker engagement, so just let us know in writing at or before your onboarding session and we'll adjust the package accordingly. Everything else still applies in full: strategy, asset selection, cash flow modelling, introductions to tax and financial specialists, FIRB navigation. The money-back guarantee on finance ineligibility doesn't apply to cash buyers (since the broker step is skipped), but the rest of the engagement runs as standard.

What if I'm not based in Singapore?

Spark works wherever you are. Property NXT is licensed in Singapore (CEA L3011041B) and that's our regulatory home, but our clients are spread across Singapore, the UK, the UAE, Hong Kong, the US, and back home in Australia. The onboarding session runs over video, your broker is matched to your residency for the right lending pathway, and your Spark report lands in your inbox regardless of timezone.

Are FIRB fees and stamp duty surcharges included?

No, these are direct government costs paid to Australian authorities, not to Property NXT. Spark gives you the indicative numbers (currently around AUD $13,200 to $26,400 in FIRB application fees for properties between $500K and $1M, plus foreign buyer stamp duty surcharges that vary by state) so you can plan with eyes open. We'll point you to independent legal advice on your specific FIRB obligations. We don't provide that ourselves, and we'll never pretend we do.

Why $2,500 SGD, what does that actually cover?

A specialist team's time across seven days, end to end. That includes the onboarding session and follow-ups until you're satisfied, the location and asset strategy work, the cash flow modelling using our proprietary calculator, and the Spark report itself. Network Partner fees (broker, tax, legal) sit outside this and are billed directly by those providers, with their costs disclosed before any work starts. Most clients tell us the value lands in the first conversation. The price covers the rest.
