A considered property plan for international families
What if there was one place where you could navigate the move to Australia to study? There is.
Securing an Australian university place takes years of academic focus from your child and real financial discipline from your family. What happens next is an opportunity to continue investing into the future - a property decision, but most families never get to make it properly.
Some families come out of it owning a long-term asset. Most leave with four years of rent receipts. You are already funding their education. UniNest makes sure you invest just as methodically in their financial future.

Families usually have two to three weeks to commit.
That deadline pushes most parents into the easiest default: paying upwards of A$130,000 in rent across four years. Not because buying was weighed up and rejected, but because arranging cross-border finance, legal advice, international tax structures and property research inside a fortnight is unrealistic.
UniNest is an aligned collective of five specialists.
You work with each of them directly. They share context between themselves, so you are not the one relaying it.
The university sets the city. The city sets the stamp duty, the vacancy rate and what your money does over the next ten years. Select a city.

Each one answers a question that has to be settled before you buy, or looks after the asset long after your child has finished.
Matching academic entry against realistic living costs and post-study opportunities across different cities.
Parent migrations plan, Australian income tax, if buying, understand the ownership structure how to avoid costly restructuring and ATO penalties.
Delivers verified borrowing capacity against SGD income before you start looking at properties.
This is us, Property NXT. How to structure a purchase, CEA-licensed partners, university and surrounding suburb selection, how to buy off plan the smarter way.

No matter where you are at in the journey these specialist are available to meet you where you are and help simplify this journey to study in Australia. Check out our UniNest Event to meet them all in one place.
Most families never run this comparison, because nobody puts it in front of them. Here it is, on a four year degree.
Four years of student accommodation, paid monthly, gone.
Transfer duty, foreign buyer surcharge and FIRB on a A$1,000,000 purchase in WA. Money you do not get back.
The unrecoverable cost of buying is roughly the same as four years of rent. About A$130,000 either way. The difference is what you are holding when your child graduates.
Which is also why this is a ten year decision rather than a four year one. Those entry costs are the price of admission. The return comes from the years after graduation, when the property is simply an investment let to someone else. Under four years, the sums rarely clear.
Entering the Australian market takes meaningful liquidity. Property 15 to 25 minutes from a major campus on a direct transit route starts at roughly A$1,000,000.
Sub-A$800,000 stock exists. It is usually compact student apartments with thin capital growth and a crowded resale market. We will show it to you and we will tell you what we think it does over ten years.
| Milestone | Fee type | Amount (AUD) |
|---|---|---|
| Day 1, exchange | Initial 10 per cent cash deposit | A$100,000 |
| Within 30 days | FIRB application fee | A$15,000 |
| 12 to 18 months, settlement | Second 10 per cent cash deposit | A$100,000 |
| Settlement | State transfer duty | A$42,600 |
| Settlement | Foreign buyer duty surcharge, 7 per cent in WA | A$70,000 |
| Total cash commitment | A$327,600 | |
FIRB fees, stamp duty and the foreign buyer surcharge all change with the purchase price and with the state you buy in. The figures above are an example, not a quote. We give you your own numbers before you commit to anything.
The remaining 80 per cent is funded through specialist non-resident mortgage financing.

Lower entry, body corporate costs, and a resale market you share with every other owner in the building.

The middle ground. Land content without the maintenance of a full house, and a wider tenant pool.

The most land content and the longest build. Usually the strongest ten-year case if the corridor is right.
If committing roughly A$330,000 across eighteen months stretches your family balance sheet, or your child is taking a two-year degree, renting is the practical choice. Our advisers will tell you that directly during your first evaluation.
New builds are the only stock available to foreign buyers. Within that, the timeline depends entirely on whether you buy something still to be built or something already finished.
You are exposed to the value of the whole property while only the first deposit is committed. The trade is that you are buying from a plan and waiting.
You see exactly what you are buying and you can have it occupied inside a semester. The trade is that you pay everything in one short window.
You met them on the map above. Each one carries its own stamp duty, vacancy rate and ten-year story. Here are the three we are most active in right now.
Most operators presenting Australian property in Singapore fly in for an exhibition weekend and leave by Sunday night. If something goes wrong during construction or settlement, your recourse sits overseas under a foreign jurisdiction.
We never begin with property listings. SPARK is a structured diagnostic that works out whether buying makes financial and tax sense for your circumstances.
Discovery call to map family objectives and university timelines.
Financial documentation and income verification go to specialist mortgage brokers.
Borrowing capacity confirmed across your SGD income streams.
Target suburb and asset analysis matched against your child's campus.

The engagement fee. If our specialist lending partners determine in writing that you cannot secure finance, it is refunded in full.
The ones that come up in almost every first conversation.
We are running the first UniNest event on Saturday 31 October at Mandala Club in Singapore. University placement, immigration and tax, lending, property and developer access, all in the same room at the same time.
