What returns have Property NXT clients achieved?

One Sunshine Coast client purchased at $883,000 and sold at $1,069,000, a $186,000 gain over 15 months. A South-East Queensland client secured a $970,000 house and land package with $66,500 of capital deployed at contract, being 10 per cent on land and 5 per cent on build. Past results are not a guide to future returns.

Are these results typical?

No, and any adviser claiming otherwise should be treated carefully. The case studies published are completed transactions with real numbers, chosen because they illustrate different strategies rather than because they represent an average. Market timing accounts for a significant share of any single result.

How much capital do I need up front for a house and land package?

House and land packages typically require a 10 per cent deposit on the land component and around 5 per cent on the build contract, with the balance drawn progressively as construction proceeds. This is materially less capital at risk on day one than a completed purchase, which is part of the appeal for overseas buyers.

Do Property NXT clients usually buy again?

Around one in two Property NXT clients has purchased a second property, and roughly one in three is actively building a portfolio with the firm. Repeat purchases come after settlement and handover, which is the stage where most advisory relationships quietly end.
