Property NXT started because we lived the problem ourselves. We know what it's like to be building a life overseas while wondering whether your financial future back home is taking care of itself. This business exists because we decided to do something about it properly.
Luke spent 25 years in Australian real estate and 13 years investing as an expat. He experienced first-hand what it means to try to navigate the Australian property market from abroad the information gaps, the trust deficit, the complexity of non-resident lending, the developers who overpromise. He also experienced what good advice looked like, and how rare it was.
Cilla spent years building businesses and managing client operations in Singapore. Together, they saw a gap that wasn't being filled: Australian expats and overseas investors who genuinely wanted to invest back home, but had no one working exclusively in their corner.
Property NXT was built to close that gap. One team, one fee, your agenda first from day one.
The team has been intentionally built and provide a well rounded expertise in real estate, marketing and business operations, and compliance.

25 years in Australian real estate. 13 years as an expat investor. Luke has been on both sides of this process as a property industry professional and as someone making investment decisions from abroad. That dual perspective is rare, and it's the foundation everything at Property NXT is built on. Luke's network, his developer relationships, and his market intelligence are what make the Access pillar real. He is also, genuinely, available late calls, weekend questions, development site updates. If you're a client, you have direct access to Luke. That's not a tagline. Ask any client who's worked with him.

Cilla runs the client experience, operations, and communications at Property NXT. Every touchpoint from the first enquiry to the post-settlement review runs through processes she's built to make sure no client ever feels like a transaction. Having lived the Singapore expat experience herself, she understands the particular pressures the time zones, the family considerations, the competing priorities that shape how overseas investors actually make decisions. That understanding shapes how Property NXT communicates, advises, and supports.

Shemaine leads Property NXT's Singapore office operations and holds the CEA registration that underpins the business's regulatory compliance. She ensures every client engagement meets the standards required under Singapore's estate agency licensing framework. Working with Shemaine means clients can invest with confidence that they're engaging a regulated, accountable advisory not just a well-intentioned one.
We treat every investment as if it were for our own kin, prioritizing long-term security and heritage over quick wins.
Radical honesty is our default. We share the risks as clearly as the rewards, ensuring no surprises ever surface.
We build bridges across cultures and geographies, fostering a global community of sophisticated investors.
We don't just sell property; we empower our clients with the knowledge to make institutional-grade decisions.
Every interaction is rooted in mutual respect, upholding the highest standards of professional decorum.
Real estate is serious, but we find the humanity in it, maintaining lightness even through complex negotiations.
Property NXT Pte Ltd holds CEA licence L3011041B in Singapore. That means our due diligence standards are legally required to be rigorous, and we are accountable to a regulatory body not just to the clients we serve.
We work exclusively for buyers. We are not developers and we do not hold stock. Our client engagement fee is SGD $2,500 via the Spark package disclosed upfront, with a full money-back guarantee if finance cannot be secured. Like all property advisory firms, we receive remuneration from developers on successful transactions. This does not affect our advice we are contractually and regulatorily bound to act in your interest, and we will tell you that clearly if you ask.
Investing from abroad requires a partner who understands the weight of the decision. Our three-pillar framework is designed to deliver a depth of due diligence that exceeds standard local expectations.
We have established a rigorous internal Client Checklist to ensure every engagement begins with absolute transparency and alignment. Strategic Alignment: structured steps from initial engagement to final settlement ensure your long-term goals match the specific investment. Informed Consent: every client acknowledges they were not forced into a purchase and possessed all necessary information before committing. The Five S Method guides every client journey from first conversation to settlement.
Meeting and exceeding the buyer due diligence requirements set by government regulators. Managed to ensure every buyer is fully informed and making a voluntary, high-clarity decision. Material Disclosure: any pending or unverified data is logged internally and disclosed to buyers in writing -- no information gaps left unaddressed. Every material fact documented. Verbal representations are never relied upon, reducing post-sale disputes and preventing misrepresentation.
We are highly selective with our developer partners. Before a project is introduced to our clients, developers must pass an extensive onboarding framework. Corporate & Financial Review: verification of legal entity details, authority to sell, and the developer's track record for delivery and financial capacity. Regulatory Readiness: audit of all licences, approvals, and construction milestones. Transaction Clarity: structured review of payment schedules and fund flow arrangements. Selective Onboarding: project introductions only proceed once the developer onboarding checklist is resolved.
The best way to know if we're the right fit is a conversation. No commitment, no pressure just an honest chat about where you're at and what's possible.
