Our goal is long term growth with real returns. We don’t go where everyone else is going, we strategically work with developers in areas primed for growth taking in a factor of metrics and data to consider.
How we choose our markets
Every market we work in has been chosen against the same criteria, population growth that isn't speculative, employment drivers that are structural rather than cyclical, a genuine supply constraint onquality new stock, and a developer ecosystem we can actually vet and vouch for.
We don't chase headlines, we don't follow the herd into markets just because they've been in the news. And we don't stay in markets that no longer meet the standard, we'll tell clients that too.
Below is a summary of each market we're currently active in, what we think of it, and why. The detail, market data, specific corridors, what to buy, what to avoid, lives on each city's landing page. This is the editorial view from the team.
Queensland
Brisbane, Gold Coast & Sunshine Coast.
Our most active market, and the one that's delivered the strongest results for our clients. The interstate migration story into Queensland is durable and not a pandemic blip, not a post-Olympics bounce, but a structural shift in where Australians want to live. Brisbane is the anchor. The Gold Coast has matured into a genuine permanent residence market rather than just a holiday destination. And the Sunshine Coast is where we've been most active and most successful.
Sunshine Coast result: $186,000 growth in 15 months. Purchased at $883,000, sold at $1,069,000. Constrained supply, strong lifestyle demand, and a development pipeline that delivered exactly what the fundamentals suggested it would.
We're selective within SEQ. The growth corridor has pockets that stack up and pockets that don't. We know the difference.

Victoria
Melbourne & Geelong.
Melbourne is the long game market. Deep, liquid, with a population base and employment diversity that other cities can't match. The last few years were bumpier than SEQ, but the infrastructure pipeline is real, committed, and in delivery. Metro Tunnel is open. West Gate Tunnel is underway. The Suburban Rail Loop will reshape the middle ring over the next decade.
We focus on the growth corridors for new build product and selected inner-north precincts for yield. We avoid CBD-adjacent apartments, the oversupply in some of those pockets is real and we won't put clients into it.
Geelong is the affordability play within Victoria. Strong lifestyle appeal, growing population, and entry prices that make sense for first-time overseas investors who want Victorian exposure without Melbourne's price premium.

New South Wales
Sydney
Sydney is expensive. It's also chronically undersupplied and deeply liquid and those two things together explain why it keeps performing over the long term even when it looks like it shouldn't. We're selective about who we recommend Sydney to, because the deposit requirement is significant and the budget conversation needs to be honest before anything else.
Where we focus: Greater Western Sydney. The South-West Growth Corridor, the Hills District, and the employment catchment anchored by Parramatta CBD and the incoming Western Sydney Airport. New build product here is accessible, FIRB-compliant, and supported by infrastructure investment that's already committed.

Western Australia
Perth
Perth ran hard over the past three years and we were active in it throughout. The resources sector employment base, near-record low vacancy, and genuine interstate migration drove a catch-up that was real and sustained.
Our honest position now: the market has moved. We're more cautious than we were two years ago about which corridors we'll recommend and which price points still make sense. There's still opportunity in the northern and southern growth corridors for the right buyer but selectivity matters here more than it ever has.
South Australia
Adelaide
Adelaide has been one of Australia's better kept investment secrets over the past few years and is now getting the attention it deserves. AUKUS defence investment is a long-term employment anchor, the kind that attracts professional tenants, and sustains rental demand well beyond the typical cycle. Population is growing faster than it has in decades.
It's a smaller market with less liquidity than the east coast capitals. That's not a reason to avoid it, it's a reason to be careful. We pick our Adelaide recommendations deliberately and we hold them to the same vetting standard we apply everywhere else.

ACT
Canberra
Canberra is not a growth story, it's a stability story. Federal government employment, two universities, and a defence sector that's expanding quietly in the background make for a tenant base that's reliable, high-income, and low-turnover. Vacancy rates are consistently low. Cash flow is predictable.
We recommend Canberra to clients who want a yield-anchored asset in their portfolio alongside growth oriented holdings elsewhere. If you're expecting SEQ style capital growth, this isn't the right market. But if you want something that generates consistent income from a quality tenant base, it earns its place.
What we don't do.
We don't work in every market. We don't recommend a city because it has a good story in the press. We don't put clients into projects that haven't passed our developer assessment, regardless of how attractive the returns look on paper.
If a market we've previously been active in no longer meets our criteria, we'll say so directly. If a client comes to us wanting a specific city and we don't think the fundamentals are there for their budget and timeline, we'll tell them that too and suggest what we think does stack up instead.
