How to Vet Your Property Investment Advisor

October 24, 2026

General information only. This article does not constitute tax or financial advice and does not take into account your personal circumstances. Please seek advice from a qualified Australian tax accountant or financial adviser before making any decision.

Buying property in Australia from Singapore means trusting someone else's judgement on a purchase you cannot inspect on a Saturday morning. That makes the advisor you choose a bigger decision than the suburb or the developer. Yet many buyers spend longer comparing floor plans than comparing the people recommending them. Here is a practical way to vet an advisor before you pay anyone a dollar.

Start with who is paying them

Every advisor is paid by someone. Some earn their income from the developers whose stock they present. Others charge the buyer a fee. Some, including Property NXT, do both and disclose it.

Neither model is automatically wrong. What matters is whether you are told in writing before you commit. Ask directly: "Who pays you, how much, and when?" A vague answer is your first signal.

At Property NXT, the structure is a flat SPARK fee of SGD $2,500, plus developer commission that is disclosed in full. You can read how the process works on our How it works page.

Check the licence on the public register

If an advisor is selling you property from a Singapore office, ask for their Council for Estate Agencies (CEA) licence number and look it up on the CEA public register yourself. It takes two minutes.

Property NXT's agency licence is L3011041B. Our Key Executive Officer, Shemaine Wai, holds CEA R018563B.

A licence tells you the agency is regulated in Singapore. It does not make the advisor your tax accountant or your lender, and a trustworthy one will say so.

Ask how many options you will be shown

A long catalogue of projects pushes the decision back onto you, the person least able to judge a development from 6,300km away.

A better advisor narrows the field based on your goals. Our approach is a curated shortlist of one or two vetted opportunities, with developer walkthroughs and a straight account of the risks as well as the upside.

Ask any advisor: "Why these properties, and why not the others?"

Questions to ask before you commit to property in Australia

Use this list on your first call. You can take it to every advisor you speak to and compare the answers side by side.

  1. Who pays you, and is developer commission disclosed in writing?
  2. What is your licence number, and where can I verify it?
  3. How many properties will you show me, and how do you choose them?
  4. What happens if I cannot secure finance?
  5. Who handles tax and lending, and who are they?
  6. Have you invested in Australian property yourself?
  7. What does support look like after settlement?

Question four deserves extra attention. Many advisors have no answer. SPARK includes a full refund if you cannot secure finance, because we think the advisor should carry some of the risk of their own advice.

Test how they handle tax, FIRB and lending

Australian tax, foreign investment rules and lending for non-residents are specialist areas, and the right answer to most questions is "it depends on your circumstances". Be cautious of an advisor who confidently tells you what your tax position will be.

A credible advisor does something different. They explain the topics you should be thinking about, such as tax planning, understanding your obligations as a non-resident, and strategies to discuss with your accountant. Then they hand you to a qualified specialist.

For example, depreciation is often an overlooked tax benefit that your accountant may raise. It also has implications for your cost base when you sell. Your expat tax specialist will advise on how it applies to you, and that is exactly the type of handoff you want to hear.

Foreign buyers also need to understand Foreign Investment Review Board (FIRB) requirements. Ask your advisor to explain what applies to new dwellings, then confirm the details with a qualified professional.

Property NXT does not provide tax guidance. SPARK gives you access to tax and finance specialists, and your expat tax specialist will advise on the specifics.

Look for proof you can check

Marketing claims cost nothing, so ask for evidence. Start with Google reviews and read them in full. Property NXT has 100% five-star reviews, which you can verify yourself under "Property NXT Singapore".

Then look at specific client stories. One of our case studies describes a purchase at $883,000 that was sold 15 months later for $1,069,000. This is shared for example purposes only. Past results are not a guide to future outcomes, and actual outcomes will vary depending on individual circumstances, market conditions and costs.

A good advisor shows you the whole picture, not just the headline number.

Look at what happens after settlement

Settlement is where many advisors disappear.

Ask what contact looks like at six months and three months before settlement, and whether there is an annual portfolio review afterwards. Ask who you can reach when something goes wrong at 9pm Singapore time.

One in two of our clients buys again. That comes from staying in touch long enough to be useful when the next decision arrives. You can meet the people behind that service on our About page.

Choose the advisor, then the property

Vetting an advisor is about finding the clearest answers, not the best pitch. Look for someone who tells you how they are paid, shows you their licence, narrows your options, hands tax questions to specialists, and stays in touch after you have settled.

If you are weighing up property in Australia and want a straight conversation rather than a sales deck, Property NXT is happy to be put through the same checklist. Contact us to book a 30-minute discovery call, or message the team on WhatsApp. You can also read more about the difference between buyer-side advice and developer sales.
