What We'll Cover

The Federal Budget, Hot Off the Press
With the Budget landing Tuesday 12 May, we'll unpack exactly what was announced and what it means for overseas Australians and foreign investors. No lag, no spin. We'll also dig into how interest rates, currency movements and global uncertainty are reshaping the Australian property market right now, and why timing genuinely matters.

The Tax Reality for Overseas Investors
Non-resident tax rates, CGT withholding, FIRB obligations, the two-year ban on established homes, state-by-state land tax surcharges, and where the ATO is turning up the heat on enforcement. All in plain English, with a clear visual of how it stacks up across the states.

Strategy, Depreciation & Banking Tax Losses
The real edge for expat investors sits underneath the portfolio. How negative gearing and depreciation bank tax losses while you're overseas, ready to deploy against your income when you return home. Plus why new builds and off-plan properties are purpose-built for this play, and how a buy-and-hold strategy compounds the advantage.

FAQ (Frequently Asked Questions)
When will the 2026 Australian Federal Budget be released?
The Budget will be handed down by Treasurer Jim Chalmers on Tuesday 12 May 2026 at 7:30pm AEST. Our Singapore event sits the night after, which means you’ll be among the first to hear expert analysis of what it means for expats and foreign investors, not the generic consumer take.
What changes might impact overseas investors?
The Budget hasn’t been released yet, so nobody knows for certain. Speculation has ramped up around changes to the capital gains tax discount, negative gearing rules, and foreign resident CGT settings. There’s also ongoing tightening around ATO enforcement for non-resident investors.
On the night, Tristan and Luke will walk through exactly what did and didn’t make it into the Budget, and what the real-world implications are for your portfolio.
Who is Property NXT?
Property NXT is a Singapore-based, advisory-first property consultancy built specifically for Australian expats and overseas investors. We don’t sell properties, we help you build a portfolio. Who is Tristan Perry?
Tristan is Managing Director of Tax & Accounting at RP Financial Private. He’s an Australian Tax Accountant, an AusCham Singapore Board Member and Chair of the CA ANZ Singapore Council. His day job is helping Australian expats and offshore investors structure their assets tax- effectively and navigate the cross-border stuff that trips most people up.
Who is Luke Pervan?
Luke is CEO and Co-Founder of Property NXT. With over 20 years in Australian residential and commercial real estate (including running his own company and working with major brands like LJ Hooker), he’s guided clients through hundreds of millions of dollars’ worth of property transactions. He relocated to Singapore with his family and built Property NXT to give expats the independent, strategic advice he found was missing in the market.
What do I need to bring?
Just yourself and your questions. The evening is built around real conversation, so come ready to ask the things you’ve been wondering about. Business cards are optional if you’re keen on networking.
Can I bring a friend or partner?
Absolutely, the more the merrier. We do ask that your guest registers separately so we can plan catering and seating properly. Seats are limited, so the sooner the better.
Is there a cost to attend?
No, it’s completely free. Drinks and canapés are on us.
What if I can’t make the 13 May in-person event?
No drama, we’ve got you covered. We’re running the same content as a live webinar on Wednesday 20 May, 12:00pm to 1:00pm SGT, so you can join from anywhere in the world. Details and registration on our website.
I’d love to dig deeper before (or after) the event. What else can I read?
Grab a copy of our Tax Advantage Guide at https://propertynxtaustralia.com/download-to-find-out-more-about-the-tax-advantage-most-aussie-expats-dont-know-they-have/. It walks through the banked tax losses play most expats have no idea they can access.
Can I book a one-on-one with Luke or Tristan?
Yes, and we’d genuinely encourage it. Both offer free, zero-obligation discovery calls, whether that’s to talk strategy, tax structure, or just to sense- check where you’re at. Send us an email at info@propertynxtaustralia.com , and we’ll get you set up with whoever’s the right fit.
